2300 Market Street Incubator Building

Breakthrough Properties is reimagining a city block, razing two buildings and transforming the third from a three-story building into an eight-story office and life sciences R&D high rise fostering incubation and innovation.

No tenants have been identified during early design, but the building will provide a turnkey research space ready to meet the unique needs of each research team. Rentable space will range from individual lab suites to full-floor plates, and the building also will include a vivarium and vivarium support spaces.

The science space is organized into zones for multi-person interaction, individual concentration and varying needs in between. The forward-thinking design will facilitate collaboration by blending meeting areas, core scientific activities and officing with laboratory areas. Laboratories will be decoupled from traditional roles of wet or dry research, and will include interactive spaces for thinking, proving and sharing.

Higher intensity laboratories will be concentrated close to the building core, directly adjacent to mechanical risers to minimize horizontal duct and plumbing runs. Life science focused lab space and offices will be housed along the perimeter.
