3.0 University Place

University Place is a hub of research and discovery, and home to biomedical and science startup and seed companies. Once complete, incubator labs will be located on floors four through eight of the eight-story mixed occupancy building. The Wistar Institute, an independent biomedical research organization, will serve as anchor tenant.

The labs modules are designed to maximize flexibility and attract and support a wide variety of science-based tenants ranging in size from single-tenant occupied floors, multi-occupant tenant floors and possibly a “rent-a-bench” cooperative lab scenario.

Four primary market sectors were used as the basis of design: biomedical research, immunotherapy genetics, diagnostics and bioengineering. The design also accommodates specialized environmental needs such as higher chemical use, biological containment needs, temperature control, air exchanges or dimmable light needs.

The open labs maximize office views and the full-height windows provide the spaces with optimum indirect northern light.

The building is designed to achieve LEED Platinum. Sustainable features include a green roof, an estimated 25 percent energy cost savings, efficient chilled beam heating and cooling system, dynamic glazing that automatically tints to reduce solar heat gain and rooftop photovoltaic array.

Tenants also have the option to pursue WELL Building Standard as a commitment to wellness their occupants.
